There is a monthly regime fee, monthly special repair assessment and a onetime annual insurance assessment payable in 2 installments.

The regime fee funds all common area expenses, that include maintenance, management, and amenities. The amenities include a clubhouse, pool, fitness room, business center, laundry room and pickleball court.

The special assessment funds repairs to substandard construction deficiencies and is booked monthly thru 2024. Repairs are scheduled on an as reported basis. The project is not complete, and the Board anticipates the special assessment will be levied thru 2025. This information is an effort to be transparent, however, I do not have documentation of timeline or monetary amounts beyond 2024.

The property and flood insurance will be special assessed with amounts due in April and July. Owners are responsible for HO6 coverage which insures their contents and any betterments and improvements. There is a central trash compactor and trash pickup is included in the regime fee. The community is treated for termites annually and exterior pest control is done quarterly. If you need to order a CL 100, please call Palmetto Exterminators. Owners are responsible for anything exclusive to their unit, e.g. windows, hvac units, doors, and utilities.

Amenity fobs (2) will be issued to new owners if not conveyed at closing.

The garages are Limited Common Elements and the POA is only responsible for assignments of rights. We are not involved in the monetary transactions between Owners. However, the assignment must be done thru the Board and our POA attorney John Dodds Esq. Owners who have rights are responsible for maintenance.

The litigation is over, and the SOD may be found on the Long Grove website.

There is a working capital contribution of 2 months of regime fees and the fees are based on unit size.
